Spray foam in your loft? Here's what to do about it
Around a quarter of UK mortgage lenders refuse to lend on properties with spray foam in the roof, and RICS guidance instructs surveyors to flag it as a material concern. If a lender or surveyor has flagged yours, we remove it safely and re-insulate the loft with multifoil instead. We only install open-cell where the survey confirms the roof can take it — and almost always recommend multifoil first.

If you're considering spray foam for a stubborn loft conversion, or you've inherited a home where someone else fitted it and now your mortgage application is stuck, you've landed in the most divisive corner of UK insulation. You need a surveyor who'll be straight with you, not pitch you a product. Done correctly on the right property, open-cell foam on the underside of the rafters delivers a U-value of 0.18 W/m²K with minimal depth. Sometimes the only practical option for a room-in-roof conversion. Done badly, or closed-cell specified without a breather membrane, it traps moisture in timbers and from 2023 onward makes the home difficult to remortgage. We survey every roof against the 2023 RICS guidance, the BS 5250 moisture model, and your lender's specific stance — install open-cell only, BBA-certified, with a written justification on the quote. We also remove existing foam where a survey or mortgage application has flagged it: extraction, substrate inspection, rafter repair, and ceiling-line re-insulation, all in one job.

Fabric survey + lender check
Our RICS-aligned surveyor assesses the roof structure, ventilation, existing insulation and — critically — cross-references your mortgage lender's published stance on spray foam. Written report follows within 72 hours.

Honest recommendation
Three possible rulings: (a) install open-cell; (b) extraction required; (c) alternative method recommended. We put the reasoning on the quote so it is clear to surveyors and lenders.

Install or remove
Install: single-day application with controlled curing and full ventilation balance. Removal: mechanical extraction, substrate scrape, rafter inspection, and clean finish to the rafter line.

Will spray foam stop me re-mortgaging?
It depends on your lender and the survey. Since 2023 the major UK lenders have moved to case-by-case assessment rather than blanket refusals. The key factors are whether it is open or closed cell, whether the roof is still ventilated, and whether a RICS surveyor can inspect the timbers. We check your lender's current stance before quoting and either install to the standard they accept or recommend removal.
What is the difference between open-cell and closed-cell?
Open-cell foam is vapour-permeable — moisture can still pass through it, so the rafters stay in equilibrium with the air. Closed-cell is rigid and vapour-tight, which is fine in a correctly designed warm-roof build-up but has historically caused timber-rot problems when applied directly to tiling battens without a membrane. We install open-cell only.
How do you remove old spray foam?
Mechanical extraction tools strip the foam back to clean rafters; stubborn residue is hand-scraped. Every rafter is inspected for rot, breather membrane condition is checked, and any damaged timber is replaced before we re-insulate at the ceiling line with 300mm of BBA-certified mineral wool. The full job typically takes 2–3 days on a 3-bed semi.
Do you do closed-cell foam?
No. Our policy is open-cell only, applied to vapour-permeable build-ups that meet BS 5250. If a third party has recommended closed-cell, we will happily talk through the moisture-model concerns before you decide.
Is spray foam eligible for grants?
Sometimes. ECO4 and HUG2 allow spray foam as a named measure but only where the PAS2035 retrofit assessor signs off that it is the correct intervention for the building. We handle that coordination for every grant-funded quote.
