The surveyor spent an hour walking us through the whole house, wrote a plan at the kitchen table, and the grant side of it was sorted by them, not by me. Five months in, the bills are down by almost exactly what they said.

About this service
Spray foam, designed properly.
Spray foam is the most divisive product in UK insulation — and for good reason. Used correctly on the right roof, open-cell foam delivers a U-value of 0.18 W/m²K with minimal depth, which can be the only practical fix for some room-in-roof conversions. Used on the wrong roof, or specified closed-cell without a breather membrane, it can trap moisture in the timbers and — this is the part every homeowner needs to know — make your house difficult to remortgage. Since 2023 the major UK lenders have moved to case-by-case assessment rather than blanket refusals, but the paperwork and the survey have to be right. OMEGA assesses every roof against the RICS 2023 guidance, the BS 5250 moisture model, and your specific lender's stance. We install open-cell BBA-certified foam only — and we remove it properly, with a signed lender letter, where a survey has flagged the existing material.
What you get
- Open-cell BBA-certified systems only — vapour-permeable, never moisture-trapping
- Written fabric survey with a RICS-aligned suitability ruling before you commit to anything
- Mortgage-lender aware: we check your specific lender's published stance before quoting
- Full PAS2030 install team; 25-year BBA product guarantee plus 5-year OMEGA workmanship
- End-to-end extraction and remediation service — with a signed lender sign-off letter — where removal is the right call

The OMEGA difference
Eight things we do that most spray foam installers don't.
Not brand chest-beating. Each of these is something you can phone up and check — written down on every quote, baked into every install.
Who turns up on install day
Our own PAS2030-accredited engineers, directly employed
Subcontracted day-labour, often met for the first time that morning
How the quote is built
Written line-by-line inside 48 hours, each measure costed and justified
Pressure-priced on the day with artificial "sign now" discounts
Grant and funding paperwork
ECO4 · GBIS · BUS · HUG2 checked on the first visit, filed by our team
You chase the forms, or pay full price because nobody looked
Survey depth
Room-by-room heat-loss calc, ventilation check, thermal imaging where it helps
A 15-minute look round and a best-guess sizing from the EPC
Product spec
BBA-certified materials named on the quote — the installer signs each layer off
"Generic equivalent" materials chosen for margin, not performance
Guarantees you can actually claim on
25-year insurance-backed product cover plus our own 5-year workmanship guarantee
1-year workmanship only, manufacturer cover voided by install errors
Aftercare once the van drives off
Same office you called first day. Issues phoned in and fixed, not forwarded
A different number every time, with "that is out of warranty" as the default reply
Honesty when a measure isn't right for your home
We'll tell you to insulate first, or wait a year — and quote that instead
Sells the measure that pays the commission, regardless of fit
Ask any OMEGA surveyor to walk through this list at your first visit — if we don't match every row, don't hire us.
Accreditations that matter
Not logos. The certifications spray foam actually needs.
Every one of these is checkable online. Every one changes something concrete about the job — the survey, the materials, the guarantees, the way the grants land.
PAS 2030
Install quality standard for retrofit measures
Our teams are certified to the installation standard that grant-funded work is audited against.
PAS 2035
Whole-house retrofit co-ordination standard
We sequence fabric-first so measures don't undermine each other — the same discipline ECO4 requires.
TrustMark
The only endorsement scheme backed by the UK consumer body
Every install is lodged on the TrustMark register so your cover travels with the property.
BBA certified
British Board of Agrément product certification
Every insulation layer we install is named on the quote and BBA-certified — no unlisted substitutes.
How it works
Four steps from survey to handover.
01
Fabric survey plus lender check
Our RICS-aligned surveyor assesses the roof structure, ventilation and existing insulation, then cross-references your mortgage lender's current published stance on spray foam. Written report inside 72 hours, no obligation.
02
Honest three-option recommendation
Install open-cell, extract and re-insulate at ceiling line, or go with a different measure. We put the reasoning in writing so it's clear to any future surveyor or lender.
03
Install or remove, documented end to end
Install is a single day of controlled application with full ventilation balance. Removal is mechanical extraction, substrate scrape, rafter inspection and clean finish to the rafter line.
04
Certification and lender letter
TrustMark certificate on install, 25-year BBA product guarantee, 5-year OMEGA workmanship cover. On removal jobs, you also receive a signed lender letter confirming the extraction and the specification of the replacement insulation.

What most customers ask first
The honest worries about spray foam — named and handled.
Every homeowner brings two or three silent worries to the first survey. Here's what they are and how we handle them — no salesy dodges.
- The worry
Will spray foam stop me re-mortgaging?
How we handle itIt depends on your lender and the survey. Since 2023 the major UK lenders have moved to case-by-case assessment — the deciding factors are open-cell vs closed-cell, ventilation and RICS-surveyor inspection access. We check your lender's current stance before quoting.
- The worry
What if I already have spray foam and a lender has flagged it?
How we handle itWe run a fabric audit against the RICS 2023 guidance and the BS 5250 moisture model. If removal is the right call, we deliver a clean mechanical extraction with rafter inspection, ceiling-line re-insulation, and a signed lender letter.
- The worry
Do you fit closed-cell foam?
How we handle itNo — our policy is open-cell only, applied to vapour-permeable build-ups that meet BS 5250. If a third party has recommended closed-cell, we'll talk through the moisture-model concerns before you commit anywhere.

Common questions
Spray foam — answered honestly.
Will spray foam stop me re-mortgaging?
It depends on your lender and the survey — since 2023 the major UK lenders have moved to case-by-case assessment rather than blanket refusals. The deciding factors are whether the foam is open-cell or closed-cell, whether the roof is still properly ventilated, and whether a RICS surveyor can inspect the timbers. We check your specific lender's current stance before we quote, and either install to a spec they accept or recommend removal with a signed lender letter.
What's the difference between open-cell and closed-cell?
Open-cell is vapour-permeable, so moisture still passes through it and the rafters stay in equilibrium with the air. Closed-cell is rigid and vapour-tight — fine in a correctly designed warm-roof build-up, but it has caused timber-rot problems where it is applied directly to tiling battens without a breather membrane. We install open-cell only as a matter of policy.
How do you remove old spray foam?
Mechanical extraction strips the bulk of the foam back to clean rafters, and stubborn residue is hand-scraped. Every rafter is inspected for rot, the breather membrane is checked, any damaged timber is replaced, and we re-insulate at the ceiling line with 300mm of BBA-certified mineral wool. The full job typically takes 2–3 days on a standard 3-bed semi.
Do you fit closed-cell foam?
No — our policy is open-cell only, applied to vapour-permeable build-ups that meet BS 5250. If a third party has recommended closed-cell on your home, we'll talk through the moisture-model concerns before you commit anywhere. We'd rather lose the job than fit something that threatens your roof timbers.
Does spray foam qualify for grants?
Sometimes — ECO4 and HUG2 allow spray foam as a named measure, but only where the PAS2035 retrofit assessor signs off that it is the correct intervention for your specific building. We handle that coordination on every grant-funded quote, and if the assessor says a different measure is right for your home, we'll tell you plainly and quote that instead.
