Spray foam is the most divisive product in UK insulation — and for good reason. Used correctly on the right roof, open-cell foam delivers a U-value of 0.18 W/m²K with minimal depth, which can be the only practical fix for some room-in-roof conversions. Used on the wrong roof, or specified closed-cell without a breather membrane, it can trap moisture in the timbers and — this is the part every homeowner needs to know — make your house difficult to remortgage. Since 2023 the major UK lenders have moved to case-by-case assessment rather than blanket refusals, but the paperwork and the survey have to be right. OMEGA assesses every roof against the RICS 2023 guidance, the BS 5250 moisture model, and your specific lender's stance. We install open-cell BBA-certified foam only — and we remove it properly, with a signed lender letter, where a survey has flagged the existing material.

Will spray foam stop me re-mortgaging?

It depends on your lender and the survey — since 2023 the major UK lenders have moved to case-by-case assessment rather than blanket refusals. The deciding factors are whether the foam is open-cell or closed-cell, whether the roof is still properly ventilated, and whether a RICS surveyor can inspect the timbers. We check your specific lender's current stance before we quote, and either install to a spec they accept or recommend removal with a signed lender letter.

What's the difference between open-cell and closed-cell?

Open-cell is vapour-permeable, so moisture still passes through it and the rafters stay in equilibrium with the air. Closed-cell is rigid and vapour-tight — fine in a correctly designed warm-roof build-up, but it has caused timber-rot problems where it is applied directly to tiling battens without a breather membrane. We install open-cell only as a matter of policy.

How do you remove old spray foam?

Mechanical extraction strips the bulk of the foam back to clean rafters, and stubborn residue is hand-scraped. Every rafter is inspected for rot, the breather membrane is checked, any damaged timber is replaced, and we re-insulate at the ceiling line with 300mm of BBA-certified mineral wool. The full job typically takes 2–3 days on a standard 3-bed semi.

Do you fit closed-cell foam?

No — our policy is open-cell only, applied to vapour-permeable build-ups that meet BS 5250. If a third party has recommended closed-cell on your home, we'll talk through the moisture-model concerns before you commit anywhere. We'd rather lose the job than fit something that threatens your roof timbers.

Does spray foam qualify for grants?

Sometimes — ECO4 and HUG2 allow spray foam as a named measure, but only where the PAS2035 retrofit assessor signs off that it is the correct intervention for your specific building. We handle that coordination on every grant-funded quote, and if the assessor says a different measure is right for your home, we'll tell you plainly and quote that instead.
